Mount Green’s latest rural housing development makes shortlist

Bluebell Rise, on School Lane in Worplesdon, has been shortlisted at this year’s Inside Housing Development Awards for best affordable housing development.

In partnership with Hawksmoor Homes, the development is a leading example of how developers and housing associations can work together to optimise planning and deliver a range of tenures that consider the local surroundings and meet local housing needs.

Providing a total of 12 homes, Bluebell Rise has been constructed with handmade bricks and plain clay roof tiles – incorporating ‘Surrey vernacular’ characteristics. In addition, the homes have underfloor heating, which was installed using SIP (Structurally Insulated Panel) construction methods – offering high thermal efficiency to residents.

The development started on site in November 2022 and completed in March 2024. All four affordable rented homes were handed over to residents within a week of completion, and the three shared ownership homes are currently all reserved, with the final two buyers hoping to move in this month (June).

Susan was one of the first residents to move in at Bluebell Rise. She had previously been renting with a private landlord until she was issued a Section 21 notice in January. On her new home, Susan said: “I tried finding another flat nearby, but everything available was too expensive.

“When I first looked at properties available to bid for through the local letting portal, I couldn’t see any photos of Bluebell Rise. In the description, it said it was a brand-new development. So, I assumed it would be nice. But when I arrived for the viewing, I was shocked. The homes were so beautiful. I knew before going inside the flat I came to view that I was going to love it, and I was right. I signed up there and then. It’s in a lovely location, and all my neighbours are lovely.”
