As a responsible landlord, we must balance the safety of all our residents along with ensuring that your home is kept in a good state of repair with reasonably modern facilities.
In 2022-2023, Mount Green are prioritising and investing in fire safety improvement works that are needed across a high proportion of our properties. Our investment across 2022-2023 in fire safety work, valued in excess of £1.5m, is necessary to ensure that actions from our regular fire risk assessments are completed to the required standard and in a timely manner to reduce the risk of fire.
As part of Mount Green’s planned works strategy, we have previously written to some of our residents advising that certain planned works would be completed between April 2022 and March 2023. These works programmes were forecast and planned based on a sample survey of information that we gathered in 2018. Unfortunately, as a result of the fire safety works now in place for 2022-23, there will be delays to certain improvement works planned for most residents’ homes or communal blocks of flats who were originally scheduled to have them this year.
We are committed to improving our properties through investing in residents’ homes and blocks. As such, we will continue to plan for and carry out improvement and cyclical works across all our properties, subject to the findings of a new stock condition survey and individual validation surveys. We will carry out a new stock condition survey this year, which will ensure we have the most up to date information on all our properties. The results of this survey will create new planned works programmes, which will be communicated to residents who are due planned/major works such as bathroom, kitchen, window, door, boiler and heater replacements.
