Gilmartins Announced as New Repairs Contractor

Mount Green is delighted to announce that from 1st April 2022, Gilmartins will be its new repairs contractor, delivering responsive and void repairs to residents.

The family-owned contractor delivers repairs and maintenance services for a number of other housing associations and local authorities, including Look Ahead, Origin Housing and Wokingham Borough Council. Mount Green’s assistant director of property services, Craig Humphrey, said: “Our focus has been to ensure we are delivering an efficient repairs service coupled with target planned works. We are pleased to be working with Gilmartins and this new long-term relationship is an important step in our journey.

Repairs responsibilities
Mount Green’s repairs responsibilities remain the same as before:

• Keeping the exterior (e.g. roof, walls, doors, windows, paths) and interior (e.g. ceilings, doors, floors) of the building in good repair

• Making sure supplies for gas, water and electricity are in good working order

• Maintaining kitchen and bathroom equipment and drainage

• Maintaining shared areas like entrances and stairways in blocks of flats.

Repairs timescales

Emergency repairs – to be completed within 4 hours
Serious flooding or leaks
Making safe collapsed ceilings and floors
Total loss of water supply
Total loss of electrical supply
Major health and safety repairs to communal parts
Insecure windows and doors
Urgent repairs – to be completed within 24 hours 
Blocked WC, soil stacks and sewers
Unsafe electrical fittings
Total loss of heating and hot water: Where this cannot be done because there is a need to obtain parts, an alternative source of heating will be provided
Minor health and safety repairs to communal parts.
New routine repairs – to be completed within 28 days
All other repairs not falling into the above two categories will be completed within 28 days from time of reporting.

Completing the works
Please remember that all authorised works personnel will carry photo identification. If they cannot provide you with valid ID, please do not let them into your home.

Future repairs service
We are currently working hard to shape a new repairs service and we are keen for you to be involved with this process. Over the coming weeks, we will be holding six interactive workshops. Whilst the current situation with Covid19 makes it difficult for us to get together in person, we will be holding these workshops via an online video platform called Zoom on the following dates:

Tuesday 10th November at 10am and 6pm
Tuesday 17th November at 10am and 6pm
Tuesday 24th November at 10am and 6pm

These interactive sessions will last one hour each and will give you the opportunity to help discuss and map out your future repairs service. Simply use your laptop, computer, tablet or mobile phone to join us via the link we will send you. You must RSVP using our online contact form, calling us or emailing us at least one working day before the session time you want to join. For those joining us on one of these Zoom sessions, you will be entered into a prize draw to win one of the following brilliant prizes:

  1. Decorating in one room of your choice (not including hanging wallpaper)
  2. Laying a floor covering in one room of your choice (vinyl or carpet from a swatch provided by Mount Green)
  3. A spring clean of your home including windows inside and out

We know our repairs service hasn’t always performed well in the past, but with an energised and knowledgeable new team in place here at Mount Green, we are looking forward to working together with you, our residents, to rewrite the past and deliver a service you deserve, and one that we am confident we are capable of delivering to you.
